You do have to be a first time home buyer - which means that you cannot be on the deed or mortgage or a co-signer for any other property at the time of purchase
If you owned a home in the past, but it's been some time since you either sold or lost it (thru predatory lenders), you are considered a first time homebuyer
You cannot be and "investor" and own several other income properties
You can purchase a 1-4 family property, as long as you are planning in living in one of the units, and rent out the other.
You can co-buy a property with a relative or a friend - NACA will allow up to 6 people on a property, as long as they are all planning to occupy the property together in Tenancy In Common form of ownership;
NACA is national and HUD approved - which means that if you plan to purchase outside of Philadelphia, you can do so.
NACA also works with those whose mortgages are under water, or who were sold properties where the interest rates or prices were exhorbitant - Log on to www.naca.com/homesave
And counselors will be more than happy to work with you. Millions of homes were saved by NACA during the economic downturn across the US.
Due to the increased interest in Homeownership in the Philadelphia Area, NACA is currently recruiting professional Mortgage Loan Officers, Real Estate Agents, and Counselors - and offers excellent salary, training, commission and benefits -
